3 income restricted apartment communities we work with in Wonder World & South San Marcos, with starting rents from $805. Rents at these communities are set by program limits, and your household income must fall under the program cap to qualify. Prices are from our daily rent update, and our help is free.
The income caps, in plain numbers. Most San Marcos program communities use the 60 percent tier of the metro limit (HUD 2025 limits): 1 person $56,220 · 2 people $64,260 · 3 people $72,300 · 4 people $80,280. A good number of communities offer homes at the 80 percent tier with higher caps: 1 person $74,960 · 2 people $85,680 · 3 people $96,400 · 4 people $107,040. One table covers the whole metro, so the caps are the same in every area. Some homes sit at lower tiers, each card notes the community's lowest tier where the city records one, and every community verifies your exact tier at application.
Tiered by building class, luxury first. Inside each tier the order is what a month really costs per square foot after specials, refreshed with our daily price checks.
The rare best of both worlds: the newest buildings with the pools, gyms and finishes, at rents set by the program. If your income fits under the cap, this is the nicest way to use it.

You apply like any other renter: application, screening, deposit. The community then verifies your household income against the program tier for the home you want, usually with pay stubs or tax documents, which can add a few days. Earn over the cap and the application is denied, so check the numbers above honestly first. Earn under it and you get some of the newest buildings in the city at prices set by the program, many of them Class A communities.
Hold a Section 8 voucher? Voucher holders qualify under these income caps by definition. See the communities in Wonder World & South San Marcos that accept vouchers.
