Texas State
Everything within a three mile ring of Old Main, sorted by how far you actually are from campus. Distances are measured from each community's own map pin, not from a listing description.
Prices come from rental data we buy and from our own reads of community websites, both refreshed daily. Specials come from that bought data or from older, undated notes on our community lists. Latest pull November 7, 2026.
The rings
The campus market prices on one variable more than any other, and it is not square footage. It is how long the walk takes in August. Every quarter mile you move out, the rent moves with you.
| Ring from Old Main | Communities | Cheapest start | Median start |
|---|---|---|---|
| Under 0.75 miles | 12 | $735 | $851 |
| Under 1.5 miles | 24 | $700 | $851 |
| Under 3 miles | 67 | $700 | $929 |
Straight-line distance from each community's map pin. Starting rents are the lowest current figure in our rent data.
Reading the numbers
Some communities in the campus ring lease by the bedroom. Four students sign four leases on one four bedroom apartment, and the advertised figure is what one of them pays. Others lease the whole apartment on one lease, and the advertised figure is the whole rent.
Put side by side with no label, the per bed number always wins, and it is not the cheaper apartment. Where a community prices per bed, we mark it, so the comparison stays honest.

These are our picks, and we're paid a fee by many of them when someone leases. Everything below is ordered by the deal math, not by that.
Getting around
Inside the walk ring a car is optional. Past it, San Marcos is a driving town: the bus network runs on a campus schedule rather than an all day one, and the crossings over I-35 are few. If you are choosing between a cheaper place further out and a closer one, price the parking permit and the drive into the comparison before you decide the cheaper one wins.

12 of the communities we track sit within three quarters of a mile of Old Main, which is a walk of roughly fifteen minutes. Past that you are into bike and bus territory, and the rent usually falls as the distance grows.
Yes. Several communities in the campus ring lease by the bedroom rather than by the unit, so a figure that looks low is one person’s share, not the whole apartment. Where a community prices per bed, we say so on its card, and setting a per bed rate next to a whole unit rate makes the cheap one look cheaper than it is.
Student leases here turn over on an academic calendar, so the good inventory near campus is committed months before August. Communities further out follow the ordinary rental calendar and stay available closer to the date.
