Fitness center

When it is scored, the breakdown opens here: five dimensions, each with a fixed share of the rating, each with the evidence behind it. How we score explains the rubric.
If you have been searching San Marcos on any of the big listing sites, this building has probably stopped you: a one bedroom from $805 in something built in 2022, when the median one bedroom across the whole city sits well above that in older stock. It reads like the deal of the market.
It is not a market rent. Mission Trail is an affordable community, which means every household has to income-qualify before it can sign, and the rents are set by program bands rather than by what a 2022 building could charge. That single fact decides whether this page is the best thing you read today or a waste of your afternoon, so it goes first rather than in the small print.
What follows is everything we hold on it: the rents by size from our own nightly readings, the measured drive to the places people here actually go, the school district from the state boundary file, and what the community publishes about itself. Where a figure is ours we say so, and where it is theirs we say that too.
Every number in this section comes from the apartment data we buy, refreshed every day. Start with the size you need, then open the exact plan. These are advertised base rents. Fees come on top, and the true cost section below adds them in.

Advertised rent is not the whole story. Most communities charge monthly fees on top of rent and bill you for the utilities you use, like water, electric, and internet. It varies a lot, so ask us for this community's fee sheet. Pick your unit, add the extras that apply, and choose the month you move in. The calculator shows what you should expect to pay each month once those are added and the special is spread across the lease. It is an estimate, not a quote, and we can get you today's exact price.
Bed types come from live pricing. Options are grayed out if Mission Trail at El Camino Real doesn't offer that layout.
Specials come from the community and can change or end at any time. Some apply only to select units. The math here is an estimate, not a quote. Text us and we'll get you the exact numbers before you sign.
Check My San Marcos PriceFree to you. The community pays Ross and the San Marcos Apartment Team a small referral fee, the same way a seller might pay a buyer's agent. Ross talks to leasing offices every day, checks the current specials, and pushes for the best deal on your behalf.
Base rent less the special is your net effective rent: the special spread evenly across a 12 month lease. The community may actually give it as free months, so a single month's bill can be higher or lower. What you pay over the whole lease is the same.
Every amenity gets a green (works as advertised), yellow (mixed reviews), or red (residents complain) badge based on what people actually wrote.

The honest summary is a question rather than a verdict: does your household income fall inside the program limits? If it does, this is among the strongest options in San Marcos at the money, and the one minute drive to the Amazon fulfillment center makes it unanswerable for anyone working there. If it does not, no amount of wanting it will change the arithmetic, and the rest of the market is where you should be looking.
That is not a fudge. It is the actual shape of the decision, and any page that gives you a confident thumbs up or down without asking about your income first is not telling you what you need to know.
Tell Ross your budget and must haves. He'll send a shortlist that includes Mission Trail at El Camino Real plus 2-3 alternatives worth comparing, free.
It is not competing on the open market. Mission Trail is an affordable community: the rents are set by program income bands, and every household has to qualify under them. The age and finish of the building are what they are; the price is a policy, not a bargain the landlord chose to offer.
Our own unit readings show a two bedroom at both $925 and $1,343 at near identical square footage. That is income tiering: the same floor plan is set aside at different income bands, and which one you are offered depends on where your household lands. Ask the office which tier a specific unit sits at rather than assuming the lowest advertised figure applies to you.
Yes, per the operator relationship sheet we hold. Acceptance is a policy rather than a promise about any particular week, and voucher waiting lists open and close without notice, so confirm with the office before you count on it.
Twelve minutes on our measured matrix, and ten to the downtown square. That is a car commute rather than a walk, which is the trade for being out on the 123 corridor rather than in the campus blocks.
The community publishes water, sewer and trash removal as included. That is their statement rather than our measurement, and it is worth getting into the lease rather than taking at the desk, but if it holds it changes the comparison by a real amount against a market-rate building where those are extra.
No. The 3.8 out of 5 from 178 ratings is Google's, and we publish it as theirs. Our own rating is a locator verdict scored on five dimensions, and Ross has not scored this community yet, so there is no number in that slot. We would rather show the gap than fill it.
