SanMarcosApartments.com is built to be usable by every renter, including renters using a screen reader, a keyboard alone, voice control, or a magnified display. This page says what we conform to, what we have tested, and what is still open.

1. The standard we build to
We build to the Web Content Accessibility Guidelines version 2.2 at Level AA, published by the World Wide Web Consortium. Those guidelines are also the benchmark regulators use under the Americans with Disabilities Act and Section 504 of the Rehabilitation Act.
2. What that means on this site
- Keyboard. Every control can be reached and operated with a keyboard alone. The search modal traps focus while it is open and returns focus to the control that opened it when it closes, so you never land back at the top of the page.
- Screen readers. The search suggestion list is marked up as a combobox with an active option, so a screen reader announces the highlighted result as you arrow through it. Map pins have text alternatives, and the map has a list view that carries the same communities.
- Contrast. Body text and interface text meet or exceed the 4.5 to 1 ratio, and large text meets 3 to 1. The teal used on the dark footer measures about 9 to 1, above the Level AAA threshold.
- Reflow and zoom. Pages work down to a 320 pixel viewport and at 400 percent zoom without a horizontal scroll, apart from data tables and the map, which scroll inside their own container by design.
- Motion. Transitions are short and decorative. A device set to reduce motion gets a static presentation.
- Target size. Interactive controls meet the 24 by 24 pixel minimum added in WCAG 2.2, with larger touch targets on the map and filter controls.
- Forms. Every field has a visible label attached to it. Errors are described in text next to the field rather than by color alone.
- Images. Property photos carry alternative text naming the community and what the photo shows. Decorative marks are hidden from assistive technology.
3. How we test
Automated checks run against every page before a deploy, alongside our content and data gates. Those catch the mechanical failures: missing labels, contrast, heading order, alternative text. Automated checks do not catch everything, so we also walk the main paths by keyboard: home, search, map, a community page, and the contact form.
4. Known gaps
Stating these is more useful than a blanket claim of full conformance:
- The interactive map is a visual tool. It has a paired list view carrying the same communities and the same filters, and that list is the accessible path. We have not made the map canvas itself fully operable by keyboard.
- Some property photos come from community marketing pages with no caption of their own. Where we cannot confirm what a photo shows, the alternative text names the community and the room type rather than describing the scene in detail.
- Community websites we link out to are outside our control and may not meet the same standard.
- Charts render as inline graphics with a text summary above them. We are working toward a full data table alternative for each one.
