Free to renters, licensed in Texas
A licensed local locator working from rents we check ourselves at every community we track. You tell us the budget, the timeline and what matters. We send back the places that fit, with today's starting rent at each. The community pays us when you sign, so you never do.
Prices come from rental data we buy and from our own reads of community websites, both refreshed daily. Specials come from that bought data or from older, undated notes on our community lists. Latest pull November 7, 2026.
The problem
Try finding a San Marcos apartment on a national listing site and you meet the same three problems every time. The price is weeks old. The special on the card was written to fill one specific unit that leased last Tuesday. And the phone number rings a call center in another state that has never driven Aquarena Springs at five o'clock.
We built this site to fix the first problem and hired a person to fix the other two. Every community we track gets its starting rent pulled from the data we buy and our own research, banked, and dated next to it. When you ask about a place, the number you get is the number that leases today, checked November 7, 2026.
What we do
Read the pricing at every community we track, so a rent that dropped this week to fill a unit shows up here this week. Match your budget, bedroom count, move-in date and anything on your rental history to the communities that fit and will read your application seriously. Send you a short list with the current rent, the current concession and one line on why each place made it. Book the tours, in person or on video. Catch the offers a leasing office does not always volunteer. Walk you through the application, the deposit math, the pet fees and the lease terms, and stay with you until move-in.
What we do not do is charge you, now or later, for any tier of the service. We do not sell your contact information. Your details go to the communities you ask about and nowhere else, which is a condition of the license this site runs under. And we do not talk a place up for paying more. Referral fees differ from one community to the next, and if a cheaper place fits you better we say so. A renter who moves in and stays is the only kind worth anything to anyone.
Why free
Apartment communities budget for marketing the way any business does, and a referral from a locator is one line in that budget next to the listing sites and the road signs. When a renter we send signs a lease, the community pays us a fee from that line. Your rent is set before we ever meet, and it is the same rent the community quotes you if you walk in on your own.
The community gets a renter who has already been matched on budget and timeline and is likely to qualify, instead of ten walk-in tours that go nowhere. You get a licensed person who checks the numbers, knows the offices and answers the phone. Nobody in that exchange is paying for anything they did not want.
Situations
Moving here from Austin. The rent gap between the two markets is real and we measure both nightly, so we can tell you what your Austin budget buys on this side of the county line and which part of town keeps the drive north bearable. Our San Marcos against Austin page has the numbers side by side.
Driving to San Antonio every day. We bake a traffic-aware drive time from every community to the hubs people commute to, so the shortlist can start from the drive rather than end with it. The San Antonio commute page ranks the communities by it.
Renting near Texas State. We track which communities near campus lease by the bedroom, which ones take a guarantor, and which ones publish a real starting rent rather than a range behind a form. The university area guide covers the ground.
Something on your rental history. A broken lease, an eviction, a collections account or credit that is thin rather than bad. We match you privately to the communities that read the whole file. The second chance guide explains how each office weighs it.
The process
1. Send us the form. Tell us the part of town, the budget, the bedroom count, the move-in date and anything on your history we should know up front. No credit check to talk to us, and no Social Security number. Start at find my apartment.
2. We match you against the bank. A licensed locator runs your criteria against the rents we checked this morning and sends back three to five communities that fit and will take your application seriously, each with the current rent, the current concession and the reason it is on the list.
3. You tour, decide and sign. We book the tours, deal with the leasing offices, and stay through the application and the lease. The community pays our fee when you sign. You pay nothing at any point, and that is true whether or not you end up signing anywhere.
These are our picks, and we're paid a fee by many of them when someone leases. Everything below is ordered by the deal math, not by that.
Live from the same bank the map reads, with the starting rent we checked at each.

Nothing to the renter. The community pays a referral fee when you sign, out of the same marketing budget it spends on listing sites and billboards. The rent on your lease is the rent the community advertises, whether you came through us or walked in cold.
A listing site shows you a feed. We combine apartment data we buy with our own daily property research, bank the starting rent, and print the date we checked it, most recently November 7, 2026. Then a licensed person matches your budget and your timeline to the communities that fit, and stays on the phone with you until you have keys.
Yes, and they have to be licensed. A locator works under a real estate broker and holds a license of their own. This site is brokered by Spirit Real Estate Group (TREC #562021), and Ross Quade holds TREC license #679806. You can check both numbers on the Texas Real Estate Commission website.
No. The referral fee comes out of the community's marketing budget, not out of your lease. What a locator can change is the concession: some communities hold back offers for specific floors, unit types and move-in dates that never reach their website, and asking is free.
Most replies go out the same day. Pulling together your three to five matches, each with its current starting rent and the reason it made the list, usually takes 24 to 48 hours on weekdays. The slow part is the community processing your application, which is the same wait a walk-in has.
Yes. That is one of the most useful times to have one. We have watched which San Marcos communities read the whole file and which do not, and that saves you application fees at places that were never going to say yes. Our second chance page goes through it in detail.
Yes. 23 of the San Marcos communities on our roster accept a Housing Choice voucher, and the map has a filter that shows only those. We keep the roster current and can tell you how each office handles the paperwork.
Then you owe nothing, same as if it had. If no community fits your budget and your timeline, we say so and tell you what would have to change, which is more useful than a list of places that will not work.
