For Austin renters looking south
The savings are real. They are smaller than the internet says at one bedroom, and bigger than it says at three. Here is the arithmetic from our own daily checks on both markets, and the drive times to go with it.
Prices come from rental data we buy and from our own reads of community websites, both refreshed daily. Specials come from that bought data or from older, undated notes on our community lists. Latest pull November 7, 2026.
The money
A citywide median hides the thing you care about. Compare the same bedroom count on both sides and it sharpens up: the entry level gap is modest, and it widens fast as the home gets bigger. We check rents in both cities every day and set each column from our own tracking there, so this is not a Zillow average against a Craigslist average.
| Bedroom count | Austin median | San Marcos median | You keep |
|---|---|---|---|
| 1 bedroom | $1,187 | $1,040 | $147 less |
| 2 bedrooms | $1,550 | $1,277 | $273 less |
| 3 bedrooms | $2,005 | $1,745 | $260 less |
San Marcos from 82 priced communities, latest check November 7, 2026. Austin from 1164 priced communities, August 31, 2026. Median of advertised entry rents, not an average of asking prices.
The drive
These are traffic aware drive times from the Google Routes API, computed for every community we have pinned, departing tuesday 8:30 am central. The middle column is the median across town. The range shows how much your address changes the answer, which on I-35 is less than people hope.
| Where you work | Typical | Range across town | What to know |
|---|---|---|---|
| Downtown Austin | 53 min | 49 to 59 | The one that hurts. Leave before seven or plan around it. |
| UT Austin | 59 min | 55 to 65 | Add the last mile on campus and parking on top. |
| The Domain | 63 min | 54 to 71 | The longest of the lot. North Austin work is a hard sell from here. |
| St. David's South Austin | 45 min | 40 to 51 | The most livable Austin commute on this list. |
| Tesla Giga Texas | 38 min | 32 to 45 | Down 130 rather than 35, which is why it beats downtown. |
| Austin-Bergstrom airport | 47 min | 36 to 53 | Close enough to fly out of without a hotel night. |
| Downtown San Antonio | 53 min | 46 to 61 | Same drive as downtown Austin. That is the trade nobody mentions. |
The number worth sitting with is the last row. San Marcos is very nearly equidistant between downtown Austin and downtown San Antonio. People move here for Austin and then take a San Antonio job two years later without moving again. That optionality is the real product.
The trade
You give up walking to a hundred restaurants. The square has maybe fifteen good ones and they close earlier than you are used to. You give up a big airport being twenty minutes away, though 47 minutes to Austin-Bergstrom is workable. You give up the assumption that any errand can be done at nine at night.
What you get back, past the rent: a river that runs 72 degrees every day of the year and is free to swim in, a fifteen minute radius that covers your whole life, and a town where the parking is not a decision. Anyone who swam at Barton Springs on a Tuesday and then sat in traffic to get home already understands the appeal.
These are our picks, and we're paid a fee by many of them when someone leases. Everything below is ordered by the deal math, not by that.
Communities we work with, ordered the way we would show them to a client, priced from our latest check. Ones we have no number for yet say so; ask us and we will call them.

Less than you have been told at the entry level, and a lot at family sizes. Comparing our own daily checks on both markets: 1 bedroom $147 cheaper, 2 bedrooms $273 cheaper, 3 bedrooms $260 cheaper. Median starting rent across everything we track is $1,025 here against $1,135 in Austin. The one bedroom gap is roughly a car payment, not a mortgage. The three bedroom gap is where a move pays for itself.
From the middle of our tracked communities, 53 minutes to downtown Austin, 59 to UT and 63 to the Domain, leaving Tuesday 8:30 AM Central. Those are traffic aware numbers from the Google Routes API against every pinned community, not the empty road time a listing site quotes. Plan on close to two hours of driving on a downtown day.
They are close. 47.1% of the priced communities we track in San Marcos are running a concession right now, averaging 7.2 weeks free. Austin sat at 65.5% and 7.2 weeks on August 31, 2026. Anyone telling you San Marcos is twice the deal market is guessing.
If you rented near South Congress or East Austin for the walkability, look at the square and Blanco Gardens, where you can walk to a bar and a river in the same evening. If you came from North Austin or the Domain for newer buildings, look at Wonder World and the outlets side of town, where the newest stock sits. The student belt along Aquarena and Post Road prices low for a reason, and it turns over every August.
No, and the split is geographic. Texas State drives the blocks near campus and the Aquarena and Post Road corridor. Wonder World, the outlets, Hughson Heights and the north side toward the Blanco River read like any other Hill Country suburb. We will tell you which side of that line a community sits on before you sign.
The whole roster, priced or not. Nothing here is a paid listing, and a community without a number is one we are still chasing.
